Properties for Sale in North Manchester

At JonSimon Estate Agents, we know that selling your home is one of the most important transactions of our lives. Especially when you’re moving for that career that you’ve always wanted, or into your first home with your growing family, it’s a signal of change – good things are happening and positive things are yet to come. But moving home usually means selling your old house, apartment, flat or bungalow, and that’s where we come in. For over 10 years, we’ve been setting the standard for the real estate industry, making the process of selling our clients’ homes as simple, easy and stress-free as possible. This ensures that their sanity remains intact, and that the process moves along as quickly as possible.

And how do we do it? Well, we truly value the faith that our clients put in us to make that all-important transaction, and so we build real partnerships with every single one of them. We won’t just listen to your needs when it comes to marketing your property or organising contracts, we’ll go above and beyond them, to provide you with a service that exceeds your expectations, so that faith is a two-way street. Right from the start, our team hits the ground running, and we don’t stop until you’ve exchanged keys and moved out of your current house, with only the wonderful future ahead of you.

Our Process

From valuing your property and promoting it through various channels, to answering questions that potential buyers ask at viewings, managing negotiations and beyond, we’re there every step of the way, so that you can be on your way to your new home as soon as possible.

Want to move fast and you may be prepared to take a loss on market value. Want to make a tidy profit and you may risk losing a worthy buyer that just falls short. Whatever your motivation, we believe you should always get the best price possible for your home, because honestly, that’s only fair. By continually researching into the local market, keeping abreast of market changes and taking selling points such as highly sought-after home features and local points of interest into account, we provide you with a selling price that more often than not, is the price our clients’ homes sell for.

Now the fun begins. Our marketing activities include:
Taking professional photographs of all the rooms in your house, drawing on their appeal.
Taking room measurements for ease of comparison, and creation of floor plans.
Writing detailed, accurate and engaging property descriptions.
Helping you to organise your Energy Performance Certificate, which you must have before you are legally able to market your home.
Promoting your property on key websites such as Rightmove, Zoopla and our very own, as well as on all of our lovely office windows.
We’ll get potential buyers so excited about your property that they’ll have no other choice but to see it for themselves.

Then we arrange viewings and open houses for potential buyers, giving them a glimpse of what life could be like living in their new home. Beforehand, we’ll give your top tips on how to successfully stage your house, ensuring it has kerb appeal, is free of clutter and has all the right sights, sounds and smells that make a house feel like a home. On the day, we’ll be there to guide visitors around the house, answering any and all questions that come our way and instilling confidence that you are a credible, trustworthy and suitable seller to do business with.
With our support, you’ll be receiving offers left, right and centre.

As soon as the offers start rolling in, we’ll pass them all on to you, and carry out checks on any buyers you are interested in to ensure that they are serious, suitable, and in a good position to buy. Once you’ve accepted an offer, we’ll keep things moving with both sides’ solicitors and conveyancers. We’ll help you fill out important documents such as the (TA 6), (TA 10) and (TA 13), issue a Memorandum of Sale, draw up draft contracts and assist in the exchange of contracts – all critical points in the negotiations. We know that the legal side of things concerns many of our clients, but along with actually selling houses, this is what we do best, so you have nothing to worry about with us by your side.

Then the long-awaited day arrives – the day of completion. The property changes ownership, you accept payment and hand over the keys. Any deeds for the property are transferred and your solicitor will also register the transfer of ownership with the Land Registry. It would have been a wild ride, with some ups, downs and major highlights, but we would have enjoyed every minute of it, and we know that you would have to.
Then your house becomes the buyer’s home, and you’re ready to start your new life without a care in the world. You deserve it, and you know it.

‘’Every problem you can think of has hit us whilst trying to move house this year. Time wasters, complicated land searches, exasperatingly slow solicitors… Jon Simon team dealt with the lot – they’re friendly, experienced and professional, and were not phased one bit by the constant frustrations we’ve been facing. They took every problem in their stride, updated us constantly, kept us sane, and genuinely care about their standard of work and conduct. From start to finish, what a smashing, fantastic team.’’ Lucy, (Sold through our Ramsbottom Branch).

Its proximity to good transport links, major cities and amenities, and if you have children – schools, high schools and colleges – we know, can spell the difference between signing that contract or finding somewhere more practical to live.
